Good afternoon,

I hope everyone is enjoying this fantastic weekend. Between the beautiful weather and college basketball, this is a great time of year in southeastern North Carolina.

Well……..it’s official. The final plat for White Cliffs was recorded on Friday and we are now able to sell Lots on both White Cliffs and Barnesmore. We expect several contracts over the next three to four weeks in this area. Just because we are recorded doesn’t mean we’re completely done with work and over the next couple of weeks you will continue to see fine grading work, street sign and Lot sign installation and other touch ups. The development focus now turns on the extension of the road down to the marina as well as the next phase of Rosewood Landing and you will see things pick up in both those areas over the next several weeks as well.

As I reported two weeks ago, the installation of rock and sand along much of the river bank has been completed and we will be making additional plantings over the next couple of months. The contractor who is building the floating portion of the riverwalk confirmed this past week that the first deliveries should be at the end of this month. Our plan is get the floating sections in, make the transition from the fixed portion of the riverwalk to the floating and then install most of the plantings in early May.

Karen and I attended the Ideal Living show in northern Virginia last weekend and the turnout was phenomenal. Over 900 people came through to talk to neighborhoods from all over the country and we picked up over one hundred leads. Many of the people we spoke to have already been to the Wilmington area and some have even visited with us at River Bluffs. We anticipate seeing many of these folks visiting with us over the next couple of months. Sales activity has picked up quite a bit in the last two weeks and the with the opening of White Cliffs this week we expect that trend to continue.

Amenities Update

Last Monday I met with the Amenities sub-committee in the multi-use room and it is very near completion with the trim work and painting complete. Work is also nearing completion on the tennis/pickleball area and we hope to see the contractor who will be applying the playing surfaces to the courts in the next couple of weeks.

Work on the boat ramp was completed this past week and work on the road leading to it will continue over the next several weeks so please be cautious if you go down there. We are also working on the issue of kayak storage and parking in the boat ramp area and will report further on that in the next update.

Neighborhood Safety

Two weeks ago I mentioned how the onset of warmer weather leads to the “awakening” of our wildlife neighbors. All sorts of critters (including the infamous “red bugs”) are starting to stir so please be aware as you bike, walk and run throughout the less developed areas of the community.

Tyler completed his day-shift training this past week with Scott and Ronnie so you may see him filling in some shifts over the next several months. As always, don’t ever hesitate to reach out to the front gate if you see something odd. The best thing to do is call “911” first, then the gate. The number to the front gate is 910-675-2183.

Community Activities

Farmer’s Market-Steve will continue to be out every Saturday from 10-3 and has his recent post indicated, we will be including additional vendors over the coming months. As attendance numbers rise we will probably add some coffee and pastry options from Porches.

Live Music- Porches is becoming a popular venue for area musicians and bands and we continue to book dates into the summer. A complete listing of the scheduled dates can be found on the portal.

USS North Carolina- Yesterday’s tour with our own Ritt Schiano was a great success and we plan to have additional events in the future. Special thanks to Ritt for arranging these great events. We met this past week to include Wilmington Water Tours on future trips (as well as some additional tours like the Bellamy Mansion) and we will report more on this in the next month.

River Bluffs Event- Our Sales Team will be hosting an event for area realtors that sold homes last year in River Bluffs and that will be this coming Wednesday the 14th so the patio area will be closed.

Parade of Homes- Just another reminder that we have a lot of traffic through the community the last weekend of April and the first weekend of May as it will be the annual Parade of Homes event and our community has four entries in the Parade.
