Good evening,

Spring has sprung and despite the change in temperature from yesterday, things are really beginning to green up throughout the community.

The slower months of January and February have been replaced with the busy months of March and April. In the last ten days we have done ten contracts, including two resales and it doesn’t appear to be slowing down anytime soon. Work on the next section of Rosewood Landing has started with one crew working on laying sewer service and the other working on stormwater. Minerva will be completed first as there was already a substantial amount of preliminary work done on that street and both Jenoa and Sea Holly will be extended. Work is also continuing on the roadway down to the marina and you will begin to see grading and other work start at the marina parking lot very soon.

The pace of construction has been brisk lately with a number of houses nearing completion and others getting started. JMP’s home on Lot 38 is under contract and they are starting a new model on Lot 109, which was cleared this week. Herrington Homes is nearing completion of their model on Lot 92 and the one on Lot 50 will be close behind it. Herrington is also preparing to construct a new model home on Lot 1 and the survey of that Lot was completed this week. Premier has started construction of two new model homes on Excelsior and will also be starting two new Garden Home buildings within a month or so.

A quick note about improvements to your property. As you know the neighborhood has a set of restrictive covenants that require prior approval for improvements or modifications made to your respective Lot and/or house exterior. The portal has an electronic submittal option or you can download the application form from there if you prefer. Completed applications, that are not submitted through the portal, should be e-mailed to ARC@Premiermanagement.com. Applications dropped off at the office are still submitted to the management company as they have to maintain complete files of the changes and are also charged with enforcing the restrictive covenants. It normally takes at least ten days to review applications and get them returned. Enforcement of the restrictive covenants may seem overbearing at times but please remember that their intent is to preserve and enhance property values for all of you and consistency in enforcement is critical if there is ever a case that is debated or litigated.

Amenities
The pool is now open and ready for business. New lounge chairs arrived to help accommodate the many new residents we have this pool season and I’m sure water volleyball will be starting when it warms a little more. The Community Activity Room (“CAR”) has been completed and Internet service was installed yesterday. Working on procuring furniture and the committee charged with working on the policies and procedures for use of the room has been very active and those should be released to the community very soon.

Many of you have probably seen over the last two weeks, a lot is happening at the tennis court area. Court One is onsite and they are applying multiple layers of rubber coating to the playing surfaces for the basketball, pickle ball and tennis courts. The basketball hoop is up and the final layout for the dog park was determined on Wednesday and it will provide a sizable area to exercise your four legged friends. Holmes Security has been installing cameras and access panels to the area and Internet service has also been installed. Work will continue on the projects until completed.

Neighborhood Safety
After the grass started greening up and Chair Road was looking better, DOT decided not only to scrape the shoulders a few weeks ago but they have also been clearing the storm water ditches on either side of the road. Please use caution when traveling along Chair Road as they are often down to one lane. As always, please be aware of your speed along there as well. Please be extra careful when walking in areas of the community where development work is going on as the large pieces of construction equipment move erratically and its not always easy for the drivers to see you.
