Good Evening,

Summer is officially here and the hot weather along with it. Despite the heat, a lot has been going on this past two weeks and there’s some good news to pass along.
Last week there were two meetings related to the HOA. The first was a group of residents who are getting up to speed on the Association’s finances, budgeting and financial reporting. Bill Freund, Lee Bost, and Otis White graciously agreed to serve and we will be getting their input regarding the upcoming budget process for 2019. The second group, led by Will Grant, is looking at the Association’s rules and regulations in an effort to not only provide an “easy-to-read” outline of them, but also address how the rules will be enforced.
June was a very good month for contracts at the Sales Center with thirteen sales including Lots on Barnesmore and White Cliffs and a resale Lot on Burgee Court. While July typically slows down in terms of sales traffic, early signs are that it will be another good month this year. Crews have been working (when it’s not raining) in the new section of Rosewood Landing. Counting the Lots currently under contract in Rosewood Landing we only have twenty three Lots left in that section. Once the construction crews finish with utility installation and road preparation along Excelsior you will see increased activity on the other side of the power line easement as we work to get utilities to that new section.
Amenities
Lets play a guessing game. What has 66, 754 stainless steel screws (at a cost of $70,000 just for the screws)? What is 2,700 feet long? What contains 9.87 miles of wooden decking (laid end-to-end)? If you guessed the Riverwalk you would be right! Yesterday crews made the final connection by installing the ramp that transitions the floating section to the fixed one and we are just a couple days away from opening up this fantastic amenity. As tempting as it may be to walk the new amenity we ask that you please wait a few more days as crews still need to attach the structure to several of the pilings, install some missing sections of railings and make repairs to the section where a cypress tree fell across the floating dock. All of this should be done by the 4th of July.
On another exciting topic, representatives with CAMA visited the property yesterday and inspected our new, mobile waste pump unit. We are required to install a sign at the entrance to the marina (it was ordered yesterday) and upon installation of that sign the marina will be open for business (boats). A special thanks to those of you who responded to the Boating Club’s e-mail on Thursday. An email about utilizing the slip will be going out Monday or Tuesday.
Thanks to the group of residents who installed a combination lock on the storage closet at the pool. The combination is 2200 (the same as the ones for the restrooms at the tennis courts) and we ask that you keep it locked after retrieving items from the closet as thats where the water volleyball equipment, among other things, is stored. On another note related to the pool, fitness room etc; please make sure that if you have guests utilizing the amenities that you or another family member are with them.
Neighborhood Safety
I’m sure everyone noticed the mobile radar speed indicator on Chair Road over the last couple of weeks and thanks to those who have responded accordingly.
Holiday Closures
The Sales Office and Porches will be closed on the 4th of July but the front gate will be open until midday as crews will be in the back section of Rosewood Landing trying to make up for the number of rain days we’ve had.
Neighborhood Activities
Operation Hope Front – Tina Chadwick asked that we update everyone on an unexpected development with this worthwhile cause:
Dear River Bluffs Friends, 
Operation Hope Front (OHF) has been a joy for us to serve as a community. Issues around the Marines moving schedules for key members of the OHF have led to the pool party that was scheduled for August 9th to be cancelled. If we as a community are able to have another opportunity to serve the spouses and children, possibly this fall, I will let you know for sure. Thank you for your willingness to recognize this worthwhile charity and please let me know if you have any questions.

There will be a number of new activities coming soon to Porches including Trivia Night and a monthly brunch! Karaoke has turned out to be a big hit and we will be continuing with that as well as live music events on Friday evenings. We will also be planning a ribbon cutting for the Riverwalk in the next month or so and will keep you posted on that.
