Good Morning,

Hot weather, rain, hot weather, rain, hot weather, rain…..beginning to see a pattern? Yesterday’s storm left us with some clean up work and crews were out yesterday repairing some washouts and runoff damage throughout the community. Several limbs and a couple of trees came down as well.

Crews were supposed to put rock down on the new street (Excelsior) in Rosewood Landing but the rain has pushed that off until Monday. Our contractor has added additional crews as we push to get not only Excelsior done, but also extensions to Sea Holly and Jenoa. Next week crews will be putting the pipe stacked up by the marina into the ground. This is the first step to starting the road construction.

Sales traffic continues to be strong this month and we have over ten closings of Lots and/or homes for this month. We have now closed 141 Lots in the community and the momentum does not appear to be slowing down. You will see some new marketing efforts locally and we also plan to attend the Ideal Living Shows in New Jersey, beginning in September. We will also be participating in the Wilmington Boat Show, The Northern Virginia Ideal Living Show and the Annapolis Boat Show.

Amenities
As we previously announced, the Riverwalk is now open for your use and the views are truly amazing. In the next couple of weeks, you will see some improvements around the area where the ramp connects the fixed to the floating sections, additional connections made to the pilings and the missing rail sections installed. We have already begun working on the engineering for water and electric service to the marina and plan on installing two new “T-Heads” this fall.

The big news is that we are now ready to lease boat slips! There are currently twelve slips (not including the end of the T-Head) and we will be pricing the slips for rent at a rate of $11/foot per month. This rate was established after researching other marina’s rates and charges. Since there is not currently water or electric service, we will be reducing the existing rate by 50% until those services are installed. So the rate that would be paid now will be $165 per month for a slip as each of the slips is thirty feet in length. Beginning Monday at 10:00 a.m. I will begin accepting checks for the slip rentals. Please don’t contact the Sales staff over the weekend as they can’t hold a spot for you. We will be able to accommodate boats after the existing twelve are filled up.

Neighborhood Safety
Thanks to all who helped out during Thursday’s gas leak on Minerva. If you were not aware, a contractor hit a gas line and both the fire department and Piedmont Gas responded. This was a great example of the utilizing the portal to get the word out to everyone fast. If you haven’t been on the portal in a while, check out the Neighborhood Watch page and look at the new additions about hurricane safety and general emergency preparedness. I spoke with the Training Officer for the New Hanover County Fire Department today and we are working on scheduling training for the diffibulator one evening later this month. As a reminder, it is located in the rear hallway of the fitness center, between the two exterior doors.

Neighborhood Activities
Don’t forget to check out the events page on the website, there is live music each Friday at Porches’ and we are working on adding Trivia nights as well. Apparently, Karaoke Night is here to stay!

Stephen Douglass will be on the porch at Porches today from 10:00 a.m. until 3:00 p.m. for our Farmer’s Market and will have a great selection of fresh produce.

Stay tuned for several more events coming towards the end of the summer and this fall. We are working with Wilmington Water Tours on a couple of ideas and also are planning a major “ribbon cutting” for the Riverwalk when the weather cools somewhat.

Thanks for making this great community your home and as always, please feel free to reach out with any questions or concerns.
