Good afternoon,
Hope everyone is enjoying this warm, dry weather. In sales, it’s always a guessing game as to whether or not good weather brings in prospective buyers or drives them to the beach. We’ve seen a real increase in visitors to the property in the last couple of weeks, and our recent marketing efforts in other North Carolina cities are working very well. Things tend to slow down somewhat in July, but we think the new products offered in Cottage Park and the Marina Townhomes will keep traffic coming out.
Duke Power has begun installing electric service to the area south of the power lines, all the way down to the marina. It will take them a few more weeks, and once they are done, we will pave the road to the marina parking lot and seed the shoulders. A great deal of the infrastructure required for the new townhome area and the rest of Cottage Park has already been installed, and we will be working to complete the rest of it over the rest of the summer. Included with those improvements will be the new pool and the Pavilion down at the marina. Work on the next section of Rosewood Landing has been completed, and crews have now begun mowing vacant homesites, and that will continue throughout the property. You may have noticed that the Rosewood Landing monument sign lost a fight with a large delivery truck and it will be reconstructed next week.
I mentioned in my brief update last week that Chloe Evans has moved over to the Sales Office to be our Office Coordinator and we are excited to have her. She will still be involved with special events at Porches and providing support when they need it, but she will primarily be working with our Sales team and helping me out as well. She is a good person to call if you have questions on the portal or any other community-related question, her office number is 910-675-7991, and e-mail is chloe@riverbluffsliving.com. Timeka Gray will be managing Porches, and she has put some really creative dishes on the menu recently, and you’ll continue to see new things pop up.
Amenities Update
We are finalizing pricing for the Pavilion down at the marina and construction on that is scheduled to begin in late September or early October. In October we will be installing approximately twenty-four new boat slips, and by then we will have water and electricity to all of the slips. Over at the pickleball and tennis area, we have retained Elements Landscaping to maintain that area, and you will continue to see improvements over the next several weeks. We now have water to the dog park, and we will be adding some bowls and benches as well. Benches are also coming to the courts and several of the parks throughout the community.
Neighborhood Safety
Several updates ago, I brought up some concerns about golf carts and specifically the use of golf carts by children in the neighborhood. There was an accident within the last couple of weeks, and it is dangerous not only to the young drivers but also to the rest of us if carts are not operated safely. GE will be testing its siren system tomorrow morning about 10:00am so please don’t be alarmed if you hear it on the north side of the community. Lastly, please continue to make sure that you lock the restrooms at the tennis area behind you when you leave. Thanks for your help with this.
Community Activities
There will be live music tonight at Porches starting (it started at 6:00pm). Come out and join your neighbors for food and fun!
Back by popular demand!! The staff has again accepted the challenge from the River Bluffs water volleyball team, and the big match is set for July 10th at the pool. There will be more about this next week, but it should be a great time, and we promise to be gracious winners!!
