Good afternoon,

Like you, I’m running out of ways to describe the new normal we have all been dealing with over the past month and a half. The good news (cause you always have to focus on the good news!) is that the adherence to the guidelines and social distancing does appear to be slowing the rate of spread in North Carolina. In his press conference yesterday, Governor Cooper extended his Stay-At-Home order until May 8th and also introduced a three-phase approach to opening up businesses and other facilities. The three phases are described within this link NC Three Phase Reopening.

Through all of this, people are still buying in River Bluffs. As I’ve mentioned before, our internet and social media traffic has increased dramatically and we are having an average of four visitors a week to the community. This week we put two home sites under contract and there are several other folks who are very close to make a decision. A new home will start construction on Lot 147 (on Barnesmore) sometime in the next two weeks and also on Lot 293 in Rosewood Landing. The foundation forms for the first townhome building were put in this week and the plumbing for the building will start next week. The water service to the marina was tested today and performed perfectly and the electric service should be close behind. We are waiting on some vital parts for the transformers (the white boxes on the docks) that the manufacturer failed to include in the original shipment. The contractor for the Pavillion thinks we are very close to getting the permit so construction can begin on that as well. You may also have noticed that the improvements to the Chair Road gates has been completed and we believe that will avoid the problems we’ve had in the past with them during storm events. The Resident Advisory Committee will be meeting next Thursday morning, via Zoom,  and the minutes from that meeting will be posted on the portal. If you click on “Community Resources” you will find the minutes from past meetings as well as the most current financials for the HOA. That information is also available to you on the CEPCO portal.

Chloe, Hazely and Michael have been doing a great job at Porches and continue trying to add new grocery items as well. While everything is still very fluid, according to the Governor’s plan it will be sometime around the first of June before restaurants will be allowed to reopen across the state. We believe that will be the case for the fitness center as well. One great consequence of “social distancing” is how much walking everyone is doing and thankfully there are plenty of places to walk in this great community. Thank you again for your continued support of Porches and River Bluffs and have a great weekend.
