Good afternoon,

Al Pacino has a great line from The Godfather II, “Just when I think I’m out….they bring me back in”. So it goes with Covid-19 .Whether we like it or not, we are “back in” the world of masks and social distancing. Effective today, New Hanover County has issued a mask mandate for indoor areas where the public can enter. Yes…..that includes the fitness center. As you know from my post earlier this week, this recent spike (the largest since January) has hit close to home here at the office and we have been masked up since last Saturday. The only way we all get this nightmare behind us is to do the neighborly thing and follow the protocols.

Speaking of being neighborly, River Bluffs and New Hanover County both have a requirement for dogs to be leashed (if not on your property or in the dog park). That’s it. Very simple. Pictures of dog droppings on social media don’t help enforce this, only neighbors doing the right thing. If you see someone’s dog off-leash, please send an email to our property manager, Lotti Teachey, at lteachey@cepco-nc.com and contact the New Hanover County Sheriff’s Department Animal Control office at 910-798-7500 between the hours of 8:00 a.m. and 4:00 p.m. These two steps only work if you identify the dog and the owner.

Despite recent events, our sales activity remains brisk. To date we have sold 330 homesites and have another 21 under contract. Currently there approximately 60 homes under construction, with many more getting ready to start. Lumber costs appear to be coming down slowly but the entire building process is still painfully slow with building permits taking up to 45 days in New Hanover County. We have sold two of the three townhomes in the new building going up in Mariner’s Watch and all three of the homes in the first building are now sold. We plan to start another building in the next month or so as well. Believe it or not, we have now sold or contracted on half of the 86 Cottage Park lots. Richard Wallace will be starting two new inventory homes in the next six weeks or so and work on Charter Building’s new model is progressing well. Work continues in Phase 4 (the area to the north of Jenoa Loop) with civil engineering now underway.

The Resident Advisory Committee met this past week (via Zoom) and its hard to believe but we are already having preliminary discussions around the 2022 budget for the Association. Additionally, the developer has agreed to deposit $10,000 into an Association account for projects and improvements around the community that the RAC (and its committees) recommend for approval (this was announced in a previous post). Both management and the RAC will be putting out additional information about this in the coming weeks. I also met with the Neighborhood Watch committee (Carl Ciervo and Bruce Williams) this week (along with committee alum Alan Morris) to update our annual Hurricane Preparedness document. That should be going out to the community sometime next week and let’s all hope it’s something we won’t need!
