Good Evening Residents,

Well, perhaps we are finally in store for some drier, cooler weather. Today was absolutely perfect, and I wanted to start this week’s update with a big “Thank You” to all of the River Bluffs residents that volunteered their time and energy supporting the Operation Hope Front event at the pool today. It was awesome seeing the mothers and children “taking some time off” and playing in the pool, eating cupcakes and hot dogs and just relaxing. So many of you helped set up, cook, serve and contribute in so many different ways. Some of the moms had a hard time getting their babies back from some of you as well! Development Updates
Skinner-Smith made great progress this week on White Cliffs with the sewer, water and storm water infrastructure. Next week should wrap up most of the pipe work, and then additional grading will occur along with rock being put down on the roadways in anticipation of paving. Paving will likely happen in early October. It is still not possible to take a vehicle down to the boat ramp and please remember to be careful as you walk in that direction as there is still a lot of work going on. The additional roadway down to the marina has been cleared and they have begun grading. Once that is finished the existing dirt road will be closed off as that is the path for utilities to be laid down to the marina.

Sales traffic continues to be strong with a lot of interest in the community. Lot 49 went under contract today with a couple that will be building their home and work has commenced on Lot 89, Lot 98 and Lot 20 as well. New homes will be constructed on Lots 52, 92, 50 and 113 as well and work will begin on those in the next month or so. Premier Homes is almost complete with their Florida Bay model on Lot 213 and we will be hosting a Realtor luncheon in Rosewood Landing on September 19th to showcase their three model homes.

The turf was treated yesterday with pre and post emergent weed control products and also with fertilizer. Pruning was also completed throughout the community this past week. Don’t forget that the River Bluffs Resident portal is an awesome way to get information on happenings in the development, contact information for your neighbors and important posts from the development team, farmer, and Yardnique. Amenities Update
We are still waiting on the paving company to pave the courts and roadways in the amenity area off of Chair Road on the east side of the bridge and will let you know as soon as they commit to a schedule. Many of you are already taking advantage of the Boat/RV storage area and please get in touch with Tara if you need any information about storing a vehicle or boat there.

We received one of the quotes for the multi-purpose room over the fitness center and should have the other early next week. Our hope is to be able to report in next week’s update that the contract has been let and work on the project scheduled. Nothing new to report on the status of the permit review for the completion of the Riverwalk but the major State and Federal agencies that have to review it have given favorable responses so far and we hope to get final approval in just a few weeks. Once that happens we will be getting the floating portion of the Riverwalk completed. The material for those docks is already sitting in the yard at Bellingham waiting to be fabricated.

There is now a first aid kit at the pool and the issue with the lights in the women’s room has been fixed as of this afternoon as well.

Neighborhood Safety
The Sheriff’s Department is still investigating the incident that occurred last Sunday evening, and we are meeting with them Monday morning to allow them to review our camera footage from the front gate. The individual was apprehended for an incident that occurred outside of our community. Always remember that calling 911 should be your first response anytime you see something that doesn’t seem right.

Community Activities
Farmer’s Market – Farmer Steve will be back on the porch of Porches tomorrow from 9:00-2:00 with lots of great produce and you may have noticed the work going on up by the farm. Steve’s son Ian is now working with him, and they are getting ready to start some exciting projects on the farm. Additionally, we have been making improvements to the barn and its attached shed to complement activity at the farm.

Camber Drive Block Party – The residents of Camber Drive are hosting a block party (open to all) on Sunday, October 8th starting at 2:00. There will be food, music, and lots of fellowships so please be sure to mark the date on your calendars.

Live Music at Porches – As I write this update I can hear the music of The Babyboomers coming from Porches, and I hope many of you are over there enjoying it. They will be playing this evening and also again on Friday, September 15th. David has done a great job scheduling bands for almost every Sunday between now and November. This Sunday the 27th, The Awkward Silents (not a typo!) will be playing from 3:00pm-6:00pm at Porches. All of the band dates are now on the Portal if you want to plan ahead.

Wilmington Boat Show – For the second year in a row The Wilmington Boat Show will be hosted by Port City Marina September 8-10. This event was well attended last year, and it is only ten minutes away from River Bluffs by boat or car. We will have a booth on the Riverwalk during the event, promoting the community and the Northeast Cape Fear River.

River Bluffs Book Club – Thanks to Randy Jayne who is starting the River Bluffs book club. Information about the club is now on the Portal and you can reach out to her at rjayne@mac.com if you are interested in participating.

Water Volleyball Showdown – A date has been chosen for a momentous competition right here at the River Bluffs pool. The sales and development team have accepted a challenge from the Water Volleyball club, and we will face off on September 28th at the pool. It should be a very good time, and hopefully, we will get to practice a little beforehand.

In closing, I did want to let everyone know that our fantastic chef at Porches, Erin Wiley, will be going out on maternity leave in roughly two weeks. She and Jason are expecting a baby girl and the whole Porches team has been working hard to ensure that things run smoothly while she’s out. We’ll be sure to let everyone know when the big day comes.
