Good Afternoon Residents,
So last week I tried to predict the weather for the coming week, and that went horribly wrong with a tropical storm showing up on Tuesday. Overall, it has been nicer to be outside and at least the second half of this weekend should be great to enjoy your community.
Development Updates
All of the stormwater, sanitary sewer and water line work on Barnesmore has been completed, and over the next week, Burrows will be having Skinner-Smith install chase pipes under the road in multiple locations. You may be wondering what chase pipes are! Chase pipes are essentially large conduits that are placed under the road for future utilities to use when trying to run service from one side of a road to the other. Installing them now lessens the chance of having to tear up the road at a future date. The other preventative measure Burrows utilizes in road installation is making sure that where water or sewer lines cross the road that the dirt on top of it is stable material and that it is compacted properly, so you don’t get “waves†in the road a couple of years after installation. Once the chase pipes are installed, the crews will fine-grade and lay rock down in anticipation of paving.
Work on White Cliffs continues, and the sewer line work is done with the exception of some alleyway connections that we are still waiting on the CFPUA to approve. Waterline installation up Black River towards White Cliffs is starting today, and the stormwater work on White Cliffs is nearing completion.
Our sales traffic is staying strong, and the Sales team has conducted forty-eight full tours of the property over the last four weeks. Those are very good numbers and don’t include the internet and telephone contacts we get every day. In August we closed on the 100th Lot in the community (now up to 102), and there are now 86 homes either built and lived in or sold and being built.
Amenities Update
We have received both bids for the uplift of the multi-purpose room, and they were within a few percentage points of each other. We are making sure they are “apples to apples†and should have a vendor selected early next week.
The paving company has told us that they will schedule us next week (not do the work but rather put us on the schedule) and it shouldn’t be too long before we get pavement to the Boat/RV area and tennis courts. Burrows has met with several landscapers to finalize plans and estimates for finishing off the area once the pavement is in and the court surfaces are put down.
This winter we will be relocating a number of trees around the property using a very large tree spade truck. The idea is to take trees that would have to come down anyway and put them in areas where they can thrive. As part of this planned work, we will be getting a “per tree†price for individual homeowners who may want to relocate a tree to their Lot. We will give you the tree, and your charge would only be for the contractor to move it. Of course, there will be more to it than that as you will need to make sure there aren’t utility or drainage issues that might be impacted by the addition of a tree. The piece of equipment that will be used can move trees up to about twenty feet in height.
Neighborhood Safety
There will be a community wide neighborhood watch meeting on September 28th at 7:00pm at Porches Cafe. Deputy Moore with the New Hanover County Sheriff’s Department will be here, and there will be more information about this meeting as the date draws near. One safety related item to point out is that the development staff and Premier Management receive several calls each month about dogs either being unleashed or owners not cleaning up after them. Please be considerate of your neighbors in this regard, and if you notice that the doggy bag stations around the community are empty, please let us know.
Community Activities
Farmer’s Market – Farmer Steve will be here again tomorrow (Saturday) from 9:00a.m. to 2:00 p.m with a great assortment of fresh produce. As his post from earlier today indicated, he and his team have been working up at the farm this week trying to get new crops planted. Please be sure to stop by and see him tomorrow. Also, there was no issue with the system if you received four duplicated emails from him.
Monday Funday – As you probably read in Bob Conger’s post yesterday, a number of residents have organized this event (or really events) for Monday. For more information about what’s happening, you can e-mail Bob directly at rconger53@yahoo.com. The Sales Office, Porches Cafe, and the Greeter Station will all be closed on Monday in observance of Labor Day. Builders are also prohibited from working that day on site. The gate will remain closed during the day, and normal operations will pick back up on Tuesday morning.
Live Music at Porches – While there will not be a band this Sunday evening, every Sunday through October will have a band performing at Porches from 3:00pm – 6:00pm. David is also arranging for some acoustic guitar sets for Friday evenings.
Camber Drive Block Party – The residents of Camber Drive are hosting a block party (open to all) on Sunday, October 8th starting at 2:00pm. There will be food, music, and lots of fellowships so please be sure to mark the date on your calendars.
Wilmington Boat Show – For the second year in a row The Wilmington Boat Show will be hosted by Port City Marina from September 8th – 10th. Please stop by our booth if you get to go down next weekend. It is a well-attended event and a lot of fun.
Water Volleyball Showdown – The gauntlet has been thrown down and the challenge accepted. The development staff will be taking on the water volleyball club on September 14th at 5:00pm. Intense negotiations are underway regarding rules, interpretation, eligibility of players and awards to the victors. It should be a really great event, and I hope everyone can participate.
In closing, I wanted to let you know that one of our own on the Sales Team, Karen Clow, is now one of your neighbors. Karen and her kids moved in yesterday and are very excited to call River Bluffs home. She is purchasing the Amdur’s residence on Lot 36R I’m sure you’ll see her out and about this weekend.
