Good Afternoon, 

First couple days of spring and we are dealing with frost at night! In looking back at the post I wrote one month ago, I mentioned that we had just enjoyed three days in a row of eighty-degree weather. Crazy weather for sure.
The finishing touches continue to be put in at White Cliffs with the installation of Lot signs, grass seeding, and fine grading. We have had a professional arborist go through and trim the tree limbs and professionally prune the trees not only in White Cliffs but throughout the rest of the community as well, in an effort to maximize their growth this spring. We also have fertilized all of the trees in the common areas as well as the ones in the parks and infiltration basins. Yardnique has been doing pre-emergent weed control and fertilization, and that will continue into April, followed by post-emergent weed applications.
Our sales traffic has been very steady, and we have seen a number of sales as a result. Premier’s Florida Bay model on Lot 213 is under contract, and they have also just broken ground on Lots 227 and 243 to construct two new model homes. April will see the closing of three or four additional lots in Rosewood Landing for new starts. In the rest of the community Lots 144, 26, 120 and 124 are under contract to individuals who will be constructing new homes and StoneBuilt is getting ready to start construction for the owners of Lot 15/16.  BassBuilt will be starting a new home on Lot 69 and JMP is preparing to break ground on Lot 109, followed by another model on 110. Legacy’s model on Lot 29 is under contract, and the purchaser will be leasing it back to Legacy for use as a model home for a year. Legacy has also started a model home on Lot 121 on Haughton. Vahue and JMP have finished their new model homes on Lots 70 and 38, respectively, and if you haven’t seen them, they are really fantastic. Herrington’s two model homes will be completed by the Parade of Homes, and they have indicated that they plan to start two more in the next month or so.
As I have mentioned previously, the two areas you will see development activity occur next will be the continuation of Sea Holly, Minerva, and Jenoa in Rosewood Landing and the completion of the road to the marina.  Manholes have been ordered, and work will begin in the next three weeks.

We are particularly focused on the installation of the road to the marina as that also allows us to get utilities to the marina and obviously will improve access. With the completion of the Riverwalk just a few weeks away, there is a tremendous focus on our riverfront amenities and getting them completed.

Amenities Update
The multi-use room is basically completed, and we are waiting on just a couple of finishing touches. We will get an announcement out to the community about a ribbon cutting sometime in the next couple of weeks, and the amenities committee has been working on the rules and regs for the room as well as the rental policy. The well for water has been installed, and the lines run to the new restroom building up at the tennis/pickleball facility, and you have probably seen Holmes Security working on the access control system for the boat/RV storage area. We are told by the contractor who applies the playing surfaces to the courts that he will be here the second week of April to apply the material.
The swimming pool is undergoing work to prepare for its opening in a couple of weeks. We did have some freeze damage to some of the outside water lines (not related to the pool operation but rather the showers), and that is all being repaired now. We also plan on ordering some additional chairs.
Multiple layers of gravel have been laid down around the boat ramp to allow for easier access, and parking and that area is really looking good. Bellingham Marine, the company constructing the floating sections of the riverwalk tells us that they are fabricating the docks and delivery is still expected in the next week or two. It will take a couple of weeks to get everything installed after that. We are working on establishing the rates for the slips available in the marina currently and have also made arrangements for head pump-outs until we can get the sewer service in place. Another e-mail on this topic will be going out to all of you next week, specifically about the marina and available dock space.
Neighborhood Safety
As I’m sure most of you know, Duke Power’s installation company, Mastec,  cut one of their own lines in front of Lot 92 on Wednesday. Ironically, they cut the line while trying to install power to the new home being built on that Lot. If we have future outages the best phone call for you to make is to Duke Power. Their response time is normally dictated by the number of calls they receive and the severity of the outage. We call the same number you do when an outage occurs and if you get e-mail on your phone that is also a good place to check for updates as we put them on the portal as soon as we have new information.
Another issue we can always use your help with is delivery and work trucks driving on your lawns. Part of it is just living in the midst of new construction, but a lot of it is lazy drivers who just don’t care. When delivery vehicles come through the gate, they are stopped and asked where they are going and also given specific instructions on the way to get there. Sometimes they listen, sometimes they don’t. If you get damage in your yard, a picture of the offending vehicle works best but otherwise, reach out to the Greeter Gate as Ron and Scott keep track of the vehicles that come in and out as well as the time so they may be able to track down the culprit.
Community Activities
Farm MarketAs everyone just saw in Steve’s recent post, the farm is growing and doing better every day with some fantastic produce. He, along with some other vendors, will be there tomorrow from 10:00am-3:00pm. Along with coffee, Porches will also have some of Erin’s muffins available. Come check it out.
Live Music at PorchesCome by tonight for the return of Robert Beauchene and on Sunday night “Dos Eddies” will be there from 5:00pm-8:00pm. I’m not a part of the cool Wilmington music set, but I’m told “Dos Eddies” is a big draw elsewhere. We will continue with the extended hours on Sunday if traffic continues to be good and the same holds true for Friday evening’s live music.
