Good Morning,

I always seem to start these updates with some reference to the weather and this case, I’m glad I waited to Sunday to write this. Saturday made it to eighty degrees and right now it’s forty degrees! I guess the good news is that yesterday’s rain took care of some of the pollen for us.

Over the last two weeks we have been preparing to begin work on both the next section of Rosewood Landing and the continuation of the road to the marina. After crews removed surplus building materials from both areas, a bulldozer came in to level out the existing dirt roads. In Rosewood Landing, the first area you will see work completed will be along Excelsior Drive which runs between Sea Holly and Jenoa. On the road to the marina, the first six Lots on the right after you cross the easement area will be platted this coming week and additional Lots will be added on the right side of the new road as it makes its way to the marina.

While work in White Cliffs is completed for the most part, you will notice that the boat ramp will be closed for a couple of days as repairs are made to the concrete access drive and several areas of broken curbing on White Cliffs. This should go fairly quickly.

Many of you may have already read the post earlier last week regarding a change to the sales program at River Bluffs. Effective last Monday, River Bluffs Realty, LLC will now be handling the sales effort for the development company and builders within River Bluffs. The new real estate company is wholly owned by the development company and will only operate within River Bluffs and will also only represent the sellers of real estate. If you ever consider selling your property within the community we would love an opportunity to work with you. Please reach out to any of the Sales Team members if you have any questions about the recent change.

River Bluffs will have five homes in the upcoming Parade of Homes. The event will be held the weekends of April 27-28 and May 5-6. We expect hundreds of visitors to the community each day of the Parade and will have Tyler working along with Scott at the gate to help out.

This coming Tuesday at 5:00 at Porches, a representative from Yardnique will be here to introduce himself and talk about the upcoming season. The meeting was suggested by Yardnique and it is a good opportunity to meet some of the people that will be providing service here. Immediately following the meeting (at 5:30), Tara will holding another tutorial on the resident portal. This is a great opportunity to sharpen your skills or learn how to log on for the first time. The portal is a wealth of information for all residents and the primary way we disseminate information to you.

Amenities Update
While I know it may sound repetitive but we are almost finished with both the tennis/pickleball courts and the newly named “Community Activity Room”. We are waiting on Duke Energy to set the meter for the Activity Room and then it will be ready for use. The Community Activity Room (“CAR”) committee met this past week with Tara and I and finalized a number of usage policies and procedures for the room and it promises to be a great addition to the River Bluffs amenity package.

This past week we agreed with Port City Marina to provide the required sewage pump-out services for boats in the marina; up until we make the sewer connection to our own pump-out system. This allows us to start using the boat slips sooner and there will be more on this late this week or early next week. I met with the manager of Bellingham Marine late this past week and assembly of our riverwalk sections continues.

Additional pool chairs have been ordered for the pool area and we are scheduled to officially open next Saturday, April 14th.

Neighborhood Safety
In my last update I talked about delivery and contractor vehicles damaging lawns and we need to ask that residents do their part to help prevent that as well by not parking in the street.

We have received a complaint from a resident of Chair Road about speeding along the entryway to our community. I think the homeowner is correct. We will be sending out a notice to the builders to pass along to their subcontractors and I’d like to ask that we all be respectful of our neighbors as we come and go. If the problem persists we will request assistance from local law enforcement and make you aware if it comes to that.

Community Activites
Live Music at Porches- Jeremy Mathews is playing tonight from 5-8 and we will be continuing presenting live music on Fridays and Sundays as long as their is continued interest. A full listing of the scheduled events can be found in the calendar section of the portal.

Portal Training/Update – Tara will be available to work with newbies and veterans alike beginning at 5:30 at Porches this coming Tuesday. This is a great opportunity brush up on your portal knowledge, or learn how to use it for the first time.

Porches Events – Planned events for May include our inaugural Karaoke Night and a wine-pairing dinner. More details about both of these will be provided in the next update.
