Good afternoon,

What a busy two weeks it has been. Thank you all so much for working with us on the Parade of Homes last weekend. The weather could not have been better and we had close to 400 people (not including those that went to Porches) visit the community over Saturday and Sunday. We are expecting at least that many, if not more, people this weekend as well.  We closed out the month of April with thirteen contracts, including two riverfront Lots in White Cliffs, and things do not appear to be slowing down at all.
Work is continuing on both the expansion of Rosewood Landing and the road to the marina. Storm water drainage is going in for the first section of the marina parking lot and completion of the Lots on Minerva is only about three weeks away. The week of May 14th we will be planting approximately 3,000 cordgrass plants along the river bank in an effort to bolster our “living shoreline”. We will have a number of people working on the project but would love to have volunteers. It’s tough work but if you are interested in participating please e-mail me and let me know.
Unfortunately, I need to attend to some “house keeping” issues before getting to the next section. Last update I talked about the need to make an application to the Architectural Review Committee prior to making any improvement to your property. This would include decorative items in your yard as well as additional structures. The whole process has now been automated through the portal so we’ve made it very easy to complete. As bothersome as this may seem, its important for the HOA to have a track record of requiring applications and enforcing the restrictive covenants. Additionally, we really need to ask that you not park vehicles in the street as they cause issues for contractors and residents alike.
Amenities
Lots to cover here. Several weeks ago I mentioned that we were working on a way to make the boat slips available before the permanent sewer system was installed and to achieve that we contracted with another marina to make their “pump-out” boat available to tenants of our marina. For reasons unknown, the Division of Coastal Management (“DCM”) did not approve that plan (one that many other marinas rely on) and so on Monday we ordered a self contained pump-out cart from a company in San Diego. We are told it will arrive at the end of this month. Once it arrives, and is inspected, we will be able to enter into leases for slips. We also plan on installing two new “T Heads” this fall during the time frame we are allowed to work in the river.
If you happened to be walking around yesterday you may have seen a truck brining in the first two sections of our floating riverwalk. They are currently sitting in the parking lot at the boat ramp. Yesterday was an experiment in trying to speed up the installation. Instead of having to get the docks assembled downtown and then floated up here, we are having all the sections (over 30) delivered here and they will then be lifted into the water at the ramp with a specialized piece of equipment. Over next week and the following week you will see crews bringing in the sections and the ramp may be closed for periods of time during weekdays as they put the pieces in the water.
We finally have power to the tennis/pickleball area and Court One is almost finished with the striping. The basketball court is done and they are a day or so away from being done with all three areas. Landscape crews will be in to grade and reseed the area and also to install fencing for the dog park. The bathrooms will be functional Monday or Tuesday once the electrician make the final connections for the well pump. All of the security apparatus has been installed and now that there is power, Spectrum will finish the internet installation on Monday morning and the access and camera systems should be operational the middle to end of next week.
The Community Activity Room (“CAR”) is finished and the refrigerator that arrived yesterday was dented and had to be sent back. The replacement should be here early next week. Tables have been ordered and we will be picking up chairs next week as well. Until the guidelines for the room have been established and finalized the room is not available for use. Stay tuned as we are working very diligently to get it finished.
Neighborhood Safety
Just a reminder that has spring begins to take hold, all the friends we share the woods with begin to wake up and move around. Be vigilant if you are walking “off road”. The only other safety reminder I have this week is to plead once again that we all watch our speed on Chair Road. I was out with the tree crews this week, right along Chair Road and it is scary how fast some folks choose to drive. Thanks for your help with this.
Upcoming Activities
Parade of Homes- this weekend from noon to 5:00p.m. on both Saturday and Sunday. We are expecting several hundred people both days.
Farmer Market- Farmer Steve and his friends will be out on the porch tomorrow from 10:00-3:00 with a lot of great produce and some new stuff as well.
Live Music- Live music again both tonight and Sunday night at Porches. Check the website for the schedule of bands we have booked through August.
