Happy Saturday,

It always amazes me this time of year when you realize that the longest day of the year, June 21, is only days away. This update won’t be quite as long as the last one, but we do have some useful information to pass along.

Thanks to those who responded to the last update regarding HOA issues and adherence to the current Declaration and By-Laws. Will Grant has graciously agreed to lead a group of homeowners in reviewing the existing Association documents and coming up with an “easy-to-read” version for the community as well as establish a process for enforcement of the rules. This is a great time to go through this process and get homeowner input as it will only become more difficult as the community grows. Please reach out to he or I if you are interested in participating.

Amenities
The tennis/pickleball area is already getting a lot of use and it’s exciting that the issue of scheduling playing time came up yesterday in another meeting. We are aware of an issue with the tennis court surface and the installer has been out to work on it. You may have noticed the dog park fencing is complete and additional landscaping and benches will be going in there and near the courts. Given that the controlled access system is now in place at the Boat/RV storage area, the full rental rates will be going into effect July 1.

The riverwalk is literally a couple of sections shy of being completed from the boat ramp to the marina. It’s been a slow process but it is really looking good and will be the premier amenity in this region when completed. We actually spent some time this past week trying to find comparable, privately owned, riverwalks and struggled to find any of notable length. The mobile pump-out unit shipped this past Tuesday and is on a truck on the way to North Carolina from San Diego. We will let you know as soon as we can start leasing the boat slips.

Yesterday we had a great ribbon cutting event at the Community Activity Room (CAR) and everyone was very excited to see the finished product. You have the ability, through the portal, (once you are logged into the portal look on the left side menu, it is titled “CAR Room Reservations“) to reserve the room for club events and parties and we are still refining the system for those that want to use it to teach resident classes. We had a great turn-out for our Free Wing night as well and thank those who attended.

Neighborhood Safety
It has been quiet, just the way we like it! Thanks to everyone for taking the easy precaution of locking your vehicles and keeping your garages closed. Also please remember to watch your speed on Chair Road, especially in the section that is 35MPH.

Neighborhood Activities
Live Music at Porches– Don’t forget we are hosting weekly live entertainment at Porches. Check out the calendar on the portal for future events, and invite your friends!

Friends Day at the Battleship– Please see this attachment for a full day of learning and entertainment at the USS North Carolina tomorrow, June 16th. Thanks to Ritt Schiano for his work at the battleship and for letting us know about the event.

In closing, I wanted to let everyone know that Tara Kobasiar is no longer part of the team here at River Bluffs and will be pursuing other interests. If you have questions that were previously directed to her, please e-mail me and I will make sure we address them.

Thanks very much and have a great weekend.
