Not even 5:00 and it’s almost dark! This is such a great time of year though with the cooler days and crisp nights. Another one of the many reasons we call North Carolina home. Pine straw installation was to begin today (we confirmed with Yardnique via e-mail yesterday) but as of 4:30 they have yet to start. We are trying to find out the revised schedule and will let you know as soon as we do. Crews continue to put the finishing touches on the new docks down at the marina and that will continue over the next several weeks with water and power installation. Another barge will be showing up mid week next week or first of the following week to continue the shoreline stabilization project. During parts of that project the riverwalk will be closed as we will have to temporarily remove one or two sections to allow the barge direct access to the shoreline. Down at the marina you may have seen a number of wooden pilings in the parking lot and two rows of silt fence up near the top. We will be building a bulkhead (almost identical to the one at the boat ramp) there as part of the development of the townhomes. The permit for the Pavillion is in review with the County and we hope to see work start very soon.

Sales activity remains very strong in the community. To date we have sold a total of 191 homesites and have another 8 under contract. We are on pace to sell 42 or 43 homesites total for the year, which is a few more than we did last year. We expect the number of sales to be higher next year as Cottage Park and the townhomes comes on line. We have seen homesite prices increase and Premier Homes will be increasing their prices beginning in January. The resale market has been strong here as well with every resale (about 13) selling for more than it was purchased for.

Don’t forget to mark your calendars for the Neighborhood Oyster Roast on Friday, December 6th. The cost is $20 per person and includes a menu of Stump Sound oysters (arguably the best oysters around), Brunswick stew, vegetarian chili, meatballs, cornbread, desert and all the accompaniments. We will be setting up a very large tent in the street in front of Porches so the event will be rain or shine. The Christmas Golf Cart Parade will be December 20th so start thinking about how you plan to decorate your cart.
